We couldn't have asked for more from a real estate agent. Mary was always available to help, show a listing, answer questions. She was always on top of things. We started with a specific search in Poulsbo/Indianola, then widened the net based on what was available. When we looked at a house she could spot minor issues or major ones to point out. She would call ahead for any details from a listing agent if we were interested in a place. It was when we made an offer that her skills really started to shine. She knew our loan broker and worked well with him. She referred us to home inspectors, one of whom we used. We had some real negotiating to do when our appraisal came back low and it seemed like the deal might fall through. Mary worked it out so we could meet in the middle. It was impressive! We're happy with our house and the deal we got. Mary did everything you would hope an agent would do, but she did things from experience, like she does it every day. We totally recommend her.

In 2016, Mary helped me sell my Indianola home for above the asking price and helped to negotiate multiple offers. I'd chosen Mary because her marketing materials were the best compared to other local agents, and I'd received a recommendation from a long-time local. Despite that my original buyer backed out, we were able to close with a second buyer early. Mary knows the ins and outs of the local Kitsap community and the agent community, which was definitely a benefit. She is also incredibly warm and helpful. Though I'd moved before closing, she and her husband kept an eye on the house and even mowed my lawn! I highly recommend Mary to any seller or buyer.

We know many agents and Mary was our agent of choice. She understood our needs, planned the listing, giving advice on staging and pictures and took a personal interest in our home. Mary is not only a highly skilled real estate professional she is a great "people person." She explained very clearly the necessary steps for the sale of my property guiding me thru an unfamiliar process and explaining my options when I needed to make a decision. She was always available either in person, on the phone or by email and facilitated the flow of information as we dealt with possible purchasers and their agents. Mary Richards is amazing!!! We came back to her after purchasing a cabin from her 5 years ago. The goal was to sell the cabin and purchase a very non-conforming farm house that we fell in love with and had to have. This was probably one of the more challenging transactions of her career. Mary's attention to detail in both transactions was beyond amazing. We knew daily what the status was and what was needed from us. More importantly Mary made us feel like we were never asking for the impossible. Her kindness made our three-year-old granddaughter bond with her immediately.
